Now You See It, Now You Don’t

In the early days of my career, agents rarely staged a home. Now they do, and after touring hundreds of homes here’s something I’ve learned: Don’t trust your eyes.

Stagers are gifted in bringing out the best in a home and downplaying any flaws.

In a small home, for example, you might not notice that the chest of drawers in the bedroom and the T.V. in the living room are missing.

Why? Because adding those pieces add clutter and make a room look smaller.

Well-placed mirrors, too, add an impression of space to small rooms.

Stagers don’t just sell homes, they sell idealized lifestyles, so after you take a look at any staged home for sale, don’t be fooled. If an entertainment area and good clothes storage are important to you, make sure the home you have your eye on will accommodate them.

Pictured above is a sketch of my new listing in Kensington.  the owner is a former buyer client who I’ve kept in touch with through the years. He’s a busy guy, working in various parts of the world and the U.S., so his visits to his home in Kensington have become few and farther between. He’s decided to sell, and I was delighted when he called me to list it for him.
It has been a long-distance transaction. He first came back here last month to consult with me on how to handle his move. The next visit was to pack up his belongings.
My goal, as usual, is to make his relocation as smooth as possible; introducing him to movers, haulers, cleaners, painters,and stagers to make his life easier and insure that his home looks its best! It feels good to be trusted, and I’m glad he knows I have his best interests at heart.

A picture is worth a thousand words, and staging is almost certain to be worth a few thousand dollars in the price of your home.  Staging not only modernizes the homes “look”, it brings out the flavor and character of a property that may be hidden under an owner’s own needs and style sense.  It also makes the home more “neutral” in the sense that one can more easily imagine how life might look living in these clean, well dressed rooms!

Does Staging Matter? YES, & Here’s Why

“Homes that don’t show well don’t close well.”

Despite this adage, many sellers object to the time and cost associated with staging a home. After all, it’s a hot market, right? They just have to put a sign up and buyers will come.

True, they’ll come, but a staged home will often command a higher price.  After all, good staging shows the buyer their dream.  An unstaged home often shows buyers all the work that’s left to do to make the home just right for a new family.

Most buyers will pay more for the dream.

And remember, now that the weather is warming up, it’s as important to show off the outside of the home as it is to highlight the inside. During the spring and summer selling season, great curb appeal will definitely tempt more buyers into the home.
