Secrets to Winning the Offer War (Part 2 of 4)

Here is Part Two of the four part series on winning the offer war. If you missed Part One, here’s the link to the piece about “Price”. Today we’ll be looking at the second factor:

TERMS:

  • Prominent among the details is the answer to, “How will you be paying?”  All cash with no need to seek approval for a loan is a strong offer, but some Sellers will accept financing contingencies when attached to a higher price. 
  • If you include a loan, always, always, always use a local lender.  Why? Because local lenders  KNOW THIS MARKET.  Most of the delays, disruption and loan failure come through an out of area lender’s unfamiliarity with local market conditions and regulations.
  • Sellers and listing agents will be on the lookout for ways your loan might go wrong.  Make your down payment as high a percentage of the asking price as possible—lenders are happiest making loans where you have at least 20% of your own money in the deal.
  • Date your close of escrow as close to the offer date as possible, which brings us to the third factor, Contingencies, which I will cover in Part Three posting July 22nd.

There’s a feeling you get when you know you’re where you belong.  I see that look in the eyes of my clients when they fall in love with a home.  They start to imagine a life there, rich and full: enjoying their interaction with the neighborhood, relishing the walks they’ll take, and, if they’re parents, the playgrounds they’ll explore and holidays they’ll celebrate with their kids,

I recognize THE LOOK, not just because I’ve been a real estate agent for years, but because it this was the way I felt when we found our home, the one we still live in and the one our kids think of when they imagine being home for the holidays.

Walk Scores identify properties that are close to all the amenities and conveniences you’d want for your practical and entertainment needs.  Lately, a lot have shown up on the MLS, and I capture them and put them on my web site as a service to my buyers.

Mobile Devices, Real Estate, and YOU

Having worked in IT in the very early days, before I became a real estate broker, it amazes me to see how much power and capability hand held devices have.  In the olden days, whole rooms were devoted to computer systems that still couldn’t do as much as your average I-Phone.  It boggles the mind.

For example, using my mobile  I got to stay abreast of the first game of the World Series while composing an offer for one of my buyer clients.

My clients, in fact all my buyers,  work their mobile devices to find their dream homes. These terrific tools help them them find homes that match their desires, analyze neighborhoods, evaluate schools, figure out their home mortgages, and generally make their property search simpler and more informed.
