Why Early Home Inspections are IMPORTANT.

I want to explain the importance of contacting an agent to manage your home sale AS SOON AS YOU DECIDE TO SELL.

You really can’t hire one too soon, even if you don’t want to sell in the next few months, or half a year, or even a year out.  A good agent can and will guide you toward the best strategies to getting your house market-ready, saving you time and money.

Many homeowners make the decision to sell, then spend good money making what they THINK are improvements to the home.  They then hire an agent, expecting that all that’s necessary has already been taken care of.  The agent recommends pre-sale home inspections, using experienced and trusted inspectors–and here’s why that’s important.

Sellers who provide such reports during marketing are hoping thereby to receive offers more firmly grounded in a Buyer’s understanding of the likely costs of ownership. Sellers are also demonstrating their commitment to comprehensive disclosure, in keeping with California law.

So back up to when the reports come in and you first see the results.  Oh oh. Pages and pages of imperfections.

Most reports of older homes in the East Bay and not a few brand new ones will have a lot of minor issues. Sometimes not so minor.  It can be overwhelming, but the sooner you know the more you can do about it.

With early warning, adjustments can be made. You and your agent can discuss which corrections are most likely to return more than the cost of their investment.

This is an open letter to homeowners in the East Bay,

Dear Sir or Madam,

Have you, or a loved one, owned a home a long, long time? Is it too big ? Too inconvenient? Too hard to clean? Is the yard getting to be too much for you to handle? Have you retired and want to move to a smaller home or apartment near things you love? Or have you welcomed a little newcomer that needs their own room/yard/good school district, and your current home just doesn’t fill the bill?

In short, do you want to sell? If not, why not? Perhaps the long and short answer is you don’t want to turn into one more hopeless buyer.

There was a time, not too long ago, when the ratio of buyers to sellers was a lot closer. What happened, I wonder, to the fluidity that once defined the housing market? Time was when buying up or down was always an option. Now, each home for sale seems to create crazy bidding  wars and inflated pricing.

Buyers are discouraged and homeowners feel trapped. What’s the answer?

LOVING THE EAST BAY ON VALENTINE’S DAY

There’s a lot to love in the Bay Area, and judging by the crowds at the recent open houses, a LOT of people are recognizing the desirability of living in the Bay Area. To find out what folks other than myself are saying about this terrific area, and in honor of Valentine’s Day, I googled “Things to love about the Bay Area” and I got a photo gallery, some city related sites like “35 reasons to move to Oakland“, “Why I love Richmond California“, and one called “26 things the Bay Area does right” (certainly there’s more than that!)

Among the many things I love about the Bay Area are the unique and/or multi-cultural ways to celebrate almost any holiday. Here’s a short list of activities that could add some all-important spice and variety to your Valentine’s Day if you’re tired of the traditional hearts and flowers.

News about the Bay Area Housing Market

From Mike James, the president of my brokerage, Coldwell Banker Residential, This:

“Single-family home sales in the nine-county Bay Area rose 7.6 percent last year compared to 2014, the highest volume since 2012, according to a report in the San Jose Mercury this week. Some of the biggest gains were in the East Bay, due to buyers coming from higher-priced markets in Silicon Valley and San Francisco. Contra Costa County saw home sales surge 15.1 percent last year”

We real estate pros are definitely seeing this surge.

What does this mean to local potential home sellers? You might want to rethink putting off your sale. Mortgage rates will be going up, and buyers will have less buying power as the year goes by. This means you might not get as much for your home later as you will right now. Call me. Let’s talk.
