Many homeowners make the decision to sell, then spend good money making what they THINK are improvements to the home. They then hire an agent, expecting that all that’s necessary has already been taken care of. The agent recommends pre-sale home inspections, using experienced and trusted inspectors–and here’s why that’s important.
Sellers who provide such reports during marketing are hoping thereby to receive offers more firmly grounded in a Buyer’s understanding of the likely costs of ownership. Sellers are also demonstrating their commitment to comprehensive disclosure, in keeping with California law.

Most reports of older homes in the East Bay and not a few brand new ones will have a lot of minor issues. Sometimes not so minor. It can be overwhelming, but the sooner you know the more you can do about it.
