Great Weekend & A Week of Free Fun to Come!

Two heart-stopping games left the Bay Area football fans breathless this weekend.  Cal fought the good fight and beat Arizona by 4 points in the last–what seemed like–4 seconds.

The 49er’s defense pulled a sputtering team out of the fire. Meanwhile the offence got back to doing what they do best: hand it to Frank Gore.  Sure enough, this must-win game was won.

Those two games, plus a SOLD sign adorning my Washington Street co-listing this weekend, set me up to feeling pretty good this week.  Let’s see what free fun can be done to keep the ball rolling.

I’m happy to announce that my co-listing (with Monica Ajer and pictured above) on 855 Washington Street in Albany was SOLD for over asking, and no wonder!  Albany is a wonderful community, and this home with it’s south Bay/Berkeley views, commodious living spaces and flexible floor plan went very, very quickly.  Despite the fact that the owner was unable to stage, paint, make repairs, or even clean the home, we got 14 offers in under 2 weeks!

Real Estate: Ya gotta love it or you’ll leave it.

Many think that real estate is something people do part-time.  It’s not, and it can’t be if you take it seriously.  It’s a real job, and getting more complicated all the time.

I grew up watching my folks, both of them, work as Realtors.  It was a 24/7 job then as it is now. People who want to buy or sell a home often need their agents time & advice in the evenings, weekends, really any time of the day or night.  And then there are home tours, open houses, home inspections, contract negotiations–it goes on and on.

One thing that’s different now then when my folks were agents is that the sales contract was just a few pages.  Now it’s a multipage tome, so detailed and ever-changing that every year our office alerts us to updates to make sure we’re filling it in correctly.

One new agent I’m mentoring in my office said “I’ve never worked so hard at any job as I do as an agent”.  It’s true, but  on the other hand helping  buyers and sellers move forward with their lives is a  very satisfying way to earn a living.

This Week’s One A Day Fun in the Bay Area

I meant to write my one-a-day-fun blog earlier in the day, but I had gone to my local library on Saturday and brought home a couple of fabulous books.

I tend to read at night, sometimes until the book crashes down on my nose when I doze off, but I was so enthralled by this one that I didn’t get tired at all.

The one I’m reading is called “The Mantle of Command“and it’s a book about F.D.R. during the war years.  The topic and the stirring and able authorship by Nigel Hamilton kept me awake till the wee hours.

Thus, my early morning routine was completely destroyed.  It seemed like before I got a chance to drink my morning coffee it was time to head to Alameda and show some great new clients some available homes.  I’m back now, so let’s see what’s out there to do that’s Free, Fun, and Local!!

Why is the Housing Market Hot in the Berkeley Area?

  • First, I learn that Berkeley is #6 ranked in the 100 top cities in which to live. “The cities at the top of the list were often home to a major institution like a university, hospital or state capital,” says Matt Carmichael, Livability’s editor. “Institutions like that help these smaller cities compete in terms of sports, culture, jobs and entertainment.”
  • Second, I read that there are 300 ZIP codes–Berkeley’s are among them–in which 20 percent or more of the population is between the ages of 25 and 34 and have an associate degree or higher. Education is strongly linked to higher incomes and a greater probability of buying a home, thus these millennials are more likely to be future homebuyers.
  • Third I learned in this morning’s paper that there’s a surge in the Bay Area job market.  That means many people will get good jobs here, which means they’ll be needing homes here in the Berkeley Area.

In short, the Berkeley Housing market continues being HOT!

“It’s Not A Seller’s Market Anymore”– True or False?

According to this article from Redfin SEATTLE – Aug. 29, 2014: 

“Homebuyers who have been willing to wait for better deals will be rewarded for their patience as sellers drop listing prices to meet buyers’ more value-focused expectations.  A slowdown in home price growth and a shift in pricing power from sellers to a more balanced market combined to cause this change in housing activity as the market transitions from summer to the fall buying season.

For the first time in five months, price growth was flat in July across all 35 markets {SFBA is mentioned} included in the report. That shift has been nearly nine months in the making from when sales began to first decline last November. As a result of this shift, the number of homes that sold above list price in July is down nearly 7 percent to 20.1 percent from 26.8 percent a year ago, the biggest drop of the year. ”

In the San Francisco Bay Area the drop was 18 percent, so the local market is similarly effected. The article continues:

“The selling season started late this year as part of a first quarter slowdown in the overall pace of economic growth. The carryover homebuyer demand and supply from earlier this year set the stage for a surge in sales over the next two months that will be stronger than any other in the past five years.”

Going to Realtor conferences we hear a lot about the “Internet Savvy Client”.  We’re told that most people search for homes, agents, and buying and selling advice on-line.  This is good news for us real estate agents because there is nothing we like better than well-informed clients.

Football and Free Fun in the Bay Area

I spent a blissful Sunday afternoon watching the Niners pull a rabbit out of a hat.  Absolutely magical turnovers, incredibly beautiful passes, some impossible catches, and a game changing sack courtesy of Justin Smith.

Looking like a different team, certainly not the one we were watching during the exhibition games, the Niners sparkled against the Cowboys.  Sure, there were holes in the defense, and some patching to do on the offensive line, but the game itself was a pleasure to watch.
